Energy performance certificate or Certificado de Eficiencia Energetica (CEE) has recently become obligatory for buying, selling or long-term (more than 4 months) renting of real estate in Spain
Now let’s take a look at the CEE key factors you need to be aware of.
What is a CEE?
It is a document about energy efficiency. It is necessary for keeping up with standards and norms of energy consumption and monitoring the level of carbon dioxide.
How efficient the energy performance can be?
There is a special scale with levels of efficiency from A (the highest) to G (the lowest) with colors, from green to red.
Checking energy performance does not affect the owner of the estate in any way, but it may significantly increase its price on the market. Regular checks and good CEE indexes raise market value of your property.
When do I need to renew my CEE?
Every 10 years.
Can I renew my CEE earlier?
You can renew the CEE if, for example, your energy consumption has shortened due to the recently installed energy-save equipment.
What if I don’t have a CEE?
If you are buying or renting your property for more than 4 months without possessing a CEE, expect a 300€-6000€ fine.
Who does not need a CEE?
How can I get a CEE?
All the checkings and measurings must be conducted by a competent specialist, an architect or an engineer who possesses all the necessary information. The owner of the property has the right to choose an expert and a company to collaborate with.
